Confident Atria Plot Owners Welfare Association held Special General Body Meeting on 10-Feb-2019 at Confident Atria Layout, Sarjapura, Bangalore in which the following decisions were taken.

  • Roll-call of members attended the meeting was taken.
  • Mantu thanked the members present and explained the background of the meeting.
  • Committee Members present in the meeting were introduced.
  • General update posted in WhatsApp Group were re-iterated:
    • Atria site cleaning done to great extent.
    • Association has engaged services of an advocate for Handover Process. His fees for document verifications is Rs. 40,000.
    • No response from Confident Groups to hand over several missing documents identified by the Association Lawyer and communicated to Mr. Sheriff
    • Demarcation of sites (done but there are deviations in many plots)
    • Following nonexistent basic amenities:
      • Water pipeline     Electrical cabling    Street lights
      • Drainage pipeline     Functional Borewell     Fencing of CA and Park
    • We want CG’s help in addressing an electrical overhead line running across few plots to be removed.
    • Pending road surfacing between the civic amenities area and phase VI, plot 27.
    • Missing Plot no & Contact details of about 80+ plots, including those still owned by Confident.
    • As these basic facilities are needed which is bare minimum for any Layout Confident Atria is inhabitable.
    • Association continues to insist that the facilities should be present at the time of handover of the Layout.
    • If association spends Corpus Fund for providing these facilities, then also the Corpus Fund will inadequate for providing these facilities at the Layout.
    • Management Committee is taking services of an Accounting Person for Financial records keeping and compliance. Based on the contribution and performance, duration of his tenure may be extended.
  • Mantu announced the open positions in Management Committee:
    • Joint President
    • Secretary
  • Discussed issues of many members not providing whole hearted support for:
    • Completing the registration process as requested.
    • Paying Corpus and Maintenance charges on time.
    • Attending scheduled meetings or sending a representative (proxy).
  • Attendees were updated on Membership, Corpus and Maintenance Fund collection and financial status:

    • We’re very low on number of plot owners that have paid Corpus, Membership Fees.
    • Billboard depicting notice to clear dues for Sale/Purchase at Layout Entrance is in place.
    • Association has opened locker with the Bank for storing original document.
Decision Taken
  • Increase Membership Fees to Rs. 1000 effective 16th February 2019.
  • Pursue legal options if critical items (ref: 4 above) are not provided by ConfidentGroup.
  • Form a separate WhatsApp Group for members who have paid Membership Fees, Corpus Fund.
  • It is individual owner’s responsibility to measure their own plots. CAPOWA or its Management Committee is not responsible for issues in Plot Size variation for any owner.
  • Review and amend if necessary, the by-laws of CAPOWA Association.
  • A Surveyor will be appointed to check any issues in the Layout as per BMRDA Guidelines after Marking is completed by Confident Group.




Confident Atria Plot Owners Welfare Association held its 1st AGM on 7th October 2017 at Confident Atria Layout, Sarjapura, Bangalore in which the following decisions were taken.

  • ⇒Number of people attended: 31
  • ⇒Office bearer appraised the attendees on status of work done by society in last one year.
  • ⇒Society financial positions including collections, expenses, were presented.
  • ⇒It was decided to continue dialogue with Confident for completion pending items.
  • ⇒It was decided to hold monthly or once in two-month meeting with Confident. Date and time to be communicated to owners after finalization of schedule.
  • ⇒It was decided to have monthly meeting among office bearers and management committee.
  • ⇒Building corpus fund was decided. Amount will be communicated by the office bearer.
  • ⇒Office bearer and management committee to identify list of activities to be done by owners and assign to people who are willing to perform
  • ⇒All owners are required to submit hard copy of signed member registration form to Sajith Nair (+91 9845944280). Those who are out of stations, can send the scanned signed copy to Ms. Sunitha (Sunitha.peeran@gmail.com) by 31st October 2017.
  • ⇒Office bearers and management committee have been elected for next two years i.e. until 30th September 2019
